Which is better to choose: Devyatkino, Kudrovo or Parnas? Housing near the Devyatkino metro station: city or regional registration? What's in Devyatkino.

Devyatkino VS Kudrovo VS Parnas: what Petersburgers choose

Devyatkino, Kudrovo and Parnas are the regions with the most dynamic development. Large-scale development of territories in these locations began about ten years ago. Whole blocks of "comfort" and "economy" class housing are being built here, shopping centers, schools and kindergartens are being built at the same time. The districts have many similarities, but there are also significant differences.

Parnassus is the only one of these three districts located within the boundaries of St. Petersburg. Devyatkino and Kudrovo are administratively subordinate to the Vsevolozhsk District of the Leningrad Region. Accordingly, only owners can issue city registration and enjoy the benefits that are accorded to residents of the Northern capital. Real estate within the city is more expensive, but on the territory of the Leningrad region the cost of housing and communal services is higher.

How many people will live in new areas

Experts have already calculated how many people will live in the new areas when the development of the territories is complete. Locations will take different time to build.

Automobile transport

All three districts are located in the Kadye region and are equidistant from the center of St. Petersburg. The most developed road network is in the Parnassus region. In Devyatkino and Kudrovo there are exits to the ring highway, but traffic jams occur here due to the high traffic. In Murino, the problem was partially resolved after the opening of a new tunnel under the Ring Road. In the future, construction is still.

A common problem in Devyatkino, Kudrovo and Parnas is the lack of parking spaces. Most residential complexes have built-in and open ground parking lots, but they do not cover all needs.

Public transport

Most of the new buildings in Parnas and Devyatkino are within walking distance of the metro stations of the same name. In Kudrovo, the nearest station "Ulitsa Dybenko" is at a distance of 2-3 km and it is more convenient to get to it by public transport. In the future, the extension of the orange metro line.

In all three neighborhoods, bus routes have been laid that connect residential areas with metro stations. They are operated by municipal and private carriers.

Buses leave from the Parnas metro station to several settlements of the Leningrad Region, and there is an intercity Northern bus station and a railway station in Murino.

How profitable and safe to buy an apartment in a new building

Social infrastructure

Now there are two schools in the Parnas district, and one each in Kudrovo and Murino, but new social facilities are also being built in the districts. Practice shows that educational institutions 2-3 stages of residential complexes begin to function by the end of construction.

There is also a shortage of municipal kindergartens. This deficiency is partially compensated by commercial preschool institutions. It must be fully replenished when the territories are built up.

Below are the finished apartments near Parnas metro station:

Prices and features of construction

In all districts, only mass-market housing is being built, and prices for apartments with similar characteristics do not differ radically from different developers. Here are the cost statistics square meter residential real estate in June 2017.

More than half of the apartments in buildings under construction in all three districts are one-room and studios. The most compact options, ranging from 18 sq. m, most often found in Murino. In Kudrino, the most common studio footage is 22-28 "squares".

Below are the new buildings in Kudrovo:

Ecology

Common problems Devyatkino, Kudrovo and Parnas - gas pollution associated with the proximity of the Ring Road, as well as dustiness due to nearby construction sites. The second drawback in the future should come to naught. The air in all three areas will become fresher and cleaner when the trees planted in the yards and alleys grow up.

Kudrovo is the most favorable area in terms of ecology. There have never been any enterprises that pollute the soil in these territories. On ecological situation the nearby Okkervil forest park has a positive effect. A river of the same name flows through the microdistrict itself.

They are being built on the site of the former state farm "Ruchyi". There are no active or closed large industrial enterprises here. However, there are no recreational areas in the area. The only "green island" is a small Murinsky park in the eastern part of the settlement.

On Parnassus, the situation is also ambiguous. An advantage can be considered the proximity of the Shuvalov Park, where in summer you can relax on the lakes, and in winter you can sled and ski down a high hill. Operating food enterprises are located nearby.

When people have a small amount in their hands, while they do not want to buy a room in a communal apartment or a small apartment in an old panel house, then it remains to look towards the outskirts of St. Petersburg, where relatively inexpensive housing is being built in new houses.

Murino is a city in the Vsevolozhsk region near the Devyatkino metro station. Most often this area is simply called Devyatkino, although the postal address will be, for example, the following: Leningrad Region, Vsevolozhsky District, the city of Murino, Vorontsovsky Boulevard, 12.

Nearby is the Devyatkino railway station. Housing complexes are being built on both sides of railroad... I give more preference to new buildings to the left of the railway, the article is devoted to West Murino. In West Murino, objects are better leased and sold than in East.

Reviews about the Devyatkino area. Reviews from the very beginning of active construction were extremely negative. As soon as Murino was not called: "Devyatkinskoe ghetto", "a project for those who have no money and taste" and so on.

I have not read so much nonsense anywhere as about Devyatkino. I don't know where so much trolling, mockery and outright negativity comes from. I have been visiting Devyatkino for sale and purchase all the time since 2014 and have never seen or seen anything terrible. The usual area of new buildings.

I know how people live in the very center of St. Petersburg. There are problems and there are many of them, believe me. Some infestations of bedbugs are worth something. It is clear that new areas always have their own problems. These areas are visited by people who, for some reason, cannot buy similar apartments in developed areas.

For many, this is just the first apartment in St. Petersburg, and not far from the metro. And for some newcomers, this is a way to catch on in St. Petersburg. I do not understand such comments in groups in social networks: "What ?! Have you bought yourself a cheap home and are happy?" Maybe this is just the envy of those who cannot afford to buy a home?

Main new buildings:
In Murino, unlike Parnassus,
where one developer prevails, housing complexes are being erected by different developers. Therefore, a large number of various residential complexes: "Solnechny", "Eland", "Okhtinskaya arc", "Victoria", "Colors of summer", "GreenLandia", "Three whales", "Constellation", "Ninth shaft", "Dream "," My city "," YOU Peter "," Swallow "," Falcon "," Old fortress" other.

This, in general, has a favorable effect on the appearance of Devyatkino. There is no visual uniformity, all residential complexes differ from each other in their appearance.Residential complexes differ in the class of comfort, decoration of apartments, location and, accordingly, price. At the moment, of the problematic new buildings - the housing complex "Forces of Nature" from the developer "O2 Development" in East Murino, as well as the housing complex "Sokol", which is almost completed, but it has been in this state since 2016. It cannot be accepted into operation and populated in any way.

Transport accessibility.
In Murino there is the final station of the red line of the metro "Devyatkino". It takes 5 minutes to walk from the metro to the nearest houses. To the right of the railway there is a “Severny” bus station, from which buses go in many intercity directions.
A railway passes by Devyatkino and there is a station of the same name "Devyatkino". By train, you can easily and quickly get to the Kavgolovskie lakes - a place of summer recreation for the townspeople.

There is a minibus on the territory of Devyatkino, in 10 minutes you can reach any point in Murino. Fare: 26 rubles. It is difficult to leave Murino by car, since there are only two exits to the city.

There is a project for a transport hub in Devyatkino. It is planned to build a tunnel under the railway, which will connect Grazhdansky Prospekt with Murino. The tunnel will solve problems with transport accessibility. According to the project, an exit to the Ring Road will appear in West Murino, and it should unload traffic jams. Its construction will be completed by the end of 2020.Problematic car exit from the area is one of the main disadvantages of this area. It is very actively discussed on the Internet.

Parking
Murino has enough parking spaces in every residential complex. Another thing is that the growing number of personal vehicles does not always have enough of them. There are residential complexes that have taken this issue seriously by creating surface and underground parking lots. Residential complexes Solnechny, Elland, Greenlandia 2 have underground parking. The residential complex "Elland" has a large parking lot in the form of a separate building.

Ecology and recreation sites
Industrial zones in
There is no West Murino and never has been. The development took place on agricultural land. So there are no harmful emissions and discharges. Unfortunately, there is no park in West Murino either. In Murino there is a central street - Mendeleev Boulevard, along which you can walk and closer to which are concentrated the main grocery and hardware stores, as well as all the cafes and restaurants of the area.

There are no problems with playgrounds, they are in almost every yard. Football fields, sports grounds - in every residential complex. There are paid sports house clubs, the Fitness House fitness center with a swimming pool on Shuvalov 11, the second fitness center is located on Shuvalov 6. In the photo on the right: a playground near the Victoria residential complex.

I must say that the infrastructure is developing very quickly, something new is opening almost every week: a shop, a snack bar, a pharmacy or a medical center. Unfortunately, there are no resting places in the form of squares and parks.

The shops. There is no shortage in grocery and hardware stores. A large number of chain grocery stores: "Dixie", "Lenta", "Magnet", "Pyaterochka", "Family", "Spar", "Polushka". Two Farmer stores supply the area with fresh meat and other farm products. The assortment includes beef, pork (carcasses are chopped in the store), chicken, turkey. One store is located at the very beginning of Mendeleev Street, the other at Privokzalnaya Square, on the other side of the metro. In Murino there is a retail and office complex "Dream" on the Privokzalnaya Square. It occupies the 2nd floor of a residential building, but does not solve shopping problems.

Murino does not yet have a large shopping center with a cinema, so residents most often go to the Mega-Parnas shopping and entertainment center. From the metro station Devyatkino there is a minibus # 680. In addition, nnot far from Devyatkino, about 10 minutes' drive, on 47 Kultury Avenue, there is a building supermarket known in St. Petersburg "Leroy Merlin", as well as shopping center Park House, which houses the Auchan hypermarket. He goes there every 20 minutes free bus from the stop on Shuvalov 1. Residents of the district constantly go there for shopping.

Young people order clothes in the online store "Lamoda.ru". I often see the Lamoda delivery van in Devyatkino. There is a pick-up point with fitting on Skandinavskiy proezd, 2. One client told me that she was ordering things for herself and her daughter in the "Wildberries" online store. She also showed me the pick-up point at Okhtinskaya Alley, 16. The pick-up point is convenient because there are no crowds, there are fitting rooms where you can try on the ordered things and pay for the goods that came up. There is also a pick-up point for the famous St. Petersburg online book store "Labyrinth"... Several household houses have been opened recently.

Bottom line: there are no major clothing stores yet. The population of Murino goes shopping in the city, the Megu-Parnas shopping center, orders clothes in large online stores.

Schools. V currently there are two comprehensive schools in Murino. Average comprehensive school No. 1 is located on Mendeleev Boulevard 9, building 3. This is a two-storey, spacious school with its own stadium. In 2018, the second school was opened, it was built by the developer Setl City. This is a modern three-story school. The secondary school "Murinsky Education Center No. 2" is located on Mendeleev Boulevard, between the houses of the Greenlandia residential complex. Practically builtthird school. It is located on Vorontsovsky Boulevard, between the residential complexes Murino 2019 and Murino 2021. It was built by the Samolet group of companies.

Medicine. The large state polyclinic is located in
Novy Devyatkino on Energetikov Street, 4.

Often in video reviews about Murino it is said that there is no clinic at all and that it is bad with medical help. There is no large clinic, but in West Murino, an outpatient clinic was opened at the address: st. Aviators of Baltic, 13, There are therapists. In addition, there are several medical centers that accept compulsory health insurance policies free of charge.

One of them is the Family Doctor Medical Center. Currently, it has three branches at the addresses: Vorontsovskiy Boulevard 4, Vorontsovskiy Boulevard 11, Aviators Baltic 15. There are practically no queues, you can easily make an appointment with a doctor. There is a therapist, narrow specialists. There are good pediatricians, there is no need to take children to the clinic in Novoye Devyatkino. There is a laboratory, a procedural room, where injections, droppers, as prescribed by a doctor, are supplied free of charge.

Calling a doctor at home is absolutely not a problem. The doctor is called by calling the single contact center of the Toksovskaya interdistrict hospital. The local doctor comes during the day. You can call an ambulance, it arrives in 10-15 minutes.

In the single contact center of the Toksovskaya interdistrict hospital there is a portal for self-recording for an appointment with narrow specialists, you can make an appointment on the Internet, and not go to the clinic for a coupon. All residents of West Murino are waiting for the opening of a large state polyclinic.

In addition to free medical care, there are paid medical centers.

Dentistry. There are many dental clinics, but they are all paid and the treatment there is not cheap.

Pharmacies. There are no problems with pharmacies in Murino. Not only are they here at every step, new ones are still opening up. Two Social Pharmacies were opened on Mendeleev Street. The queues are observed only in the Ozerki pharmacy (one of the popular St. Petersburg network pharmacies, which is known for having lower prices for medicines) at the address: Privokzalnaya Square, 1A, building 1.

Mail. There are two post offices in Devyatkino. Branch postal service Murino No. 188666 is located at: ave. Baltic Aviators 13. Second Postal office Murino No. 188669 at the address: st. Central 46.

Banks. Today there are two branches of Sberbank. The second branch was recently opened on Aviatorov Baltika Avenue 7. This is a big plus for residents, since there are constant queues at the Sberbank branch on Privokzalnaya Square. There is a branch of the bank "St. Petersburg" on Privokzalnaya square 1k.1. The credit and cash office of Unistream Bank is located at the same address. The operating office of VTB Bank is located at 7 Aviatorov Avenue. Post Bank is located in Devyatkino at 7 Mendeleev Boulevard, building 2.

Police. The police stronghold is located near the metro, at the very beginning of Mendeleev Boulevard. The police department is located at Railway Station Square 3.

Population. Almost all visitors to St. Petersburg, after reading articles on the Internet, are sure that only Uzbeks, Tajiks, and Gypsies live in Devyatkino. Frankly, they are here. Visitors from sunny Uzbekistan always work at construction sites in the city, including in Murino. But the owners of housing and, accordingly, residents of Devyatkino have always been and are Russian-speaking citizens. And there are 95% of them. Murino is a neighborhood of young working people, as well as families with small children.

Think for yourself, where did the migrant workers get the money to buy housing here? They earn a little, most of the money they earn is sent home immediately. I often read in the media that Devyatkino is full of gypsies. Gypsies don't live there. At the bus station "Severny" sometimes gypsies "graze" and ask to tell fortunes. They come from Toksovo. Railway stations are a favorite habitat of the Roma, they can also be found in the center, near the Moscow railway station.

As for the Uzbeks, you can see them sometimes, they dine after work in inexpensive eateries or buy groceries in stores. Personally, I am tolerant of them, they do not create any special problems for the residents of the microdistrict.

When I read in some articles that one rabble lives in Devyatkino, it seems to me that the people writing these reviews are simply not in the subject where this contingent lives. The most disadvantaged areas of St. Petersburg are areas where there are many communal housing (communal apartments). It is there that various asocial elements "nest": drunkards, drug addicts, parasites, swindlers and others. These districts can be in the very center of St. Petersburg, for example, in Petrogradka (Petrogradsky district).

Recently, a visitor told me that he was afraid of settling in Devyatkino, as there are many social houses there. I can assure everyone: there are no social houses in West Murino.

Working people who are able to save up (take out a mortgage) and buy apartments for several million rubles come to new buildings. My clients who have purchased housing in Devyatkino are mainly visitors from the regions, educated and active people. Many newcomers buy apartments for children, students of St. Petersburg universities, so that after graduation they can stay and work in St. Petersburg.

At the beginning of construction in Devyatkino, children were not visible, but now schoolchildren are rushing to school in flocks, there are more and more mothers with strollers on the streets. In January 2019, crossing Shuvalov Street, I counted six mothers with strollers. Devyatkino is turning into an area for young families with children, as it was planned from the very beginning.

Developers: There are many developers in Devyatkino. There are newcomers, there are titans of the market. There are problematic ones that cannot complete the construction of the started objects, but there are not so many of them. The most powerful developers in Devyatkino: Arsenal, NCC, Setl City, Leader-group. They build decent quality homes.

Each has its own characteristics and nuances, advantages and disadvantages. Only professionals of the real estate market know all the nuances. This knowledge is accumulated with experience when you walk and look at apartments in different residential complexes. Setl City is famous for its good finishing of apartments, and Leader-group often delays the delivery of objects. Arsenal and NCC have quite high prices with a very decent quality of construction.

Rent in Devyatkino.

In Devyatkino, you can rent a very decent housing at a price that is below the average in the city. Ads from owners and agents can be viewed in the group in the contact:

Devyatkino

The terminal station of the “first” (formerly “Kirovsko-Vyborgskaya”) metro line, existing under this name, repeats the name of the village located just outside the city limits of St. Petersburg. However, the metro station itself is already outside the city limits, on the territory of the Vsevolozhsk district of the Leningrad region. Moreover, by a strange coincidence, a metro and railway station called "Devyatkino" is located near the village of Murino, and the village of Devyatkino itself was a few kilometers from the station of the same name.

The history of the name "Devyatkino" is still a mystery. For the first time, a settlement with this name was recorded on the map of F. Schubert from 1834, bent along the Kapralsky stream.

According to one version, the name "Devyatkino" just came from the bend of the stream - as if in its shape it somehow resembled the number nine. According to another version, the name of the village comes from the name of the owner of the factory located nearby: information has been preserved that in early XIX v. a certain manufacturer Ninth owned a porcelain factory just at the northern borders of St. Petersburg.

“The village of Devyatkino (in Finnish Uusi Miina) was located in the Toksovskaya volost of the Shlisselburg district of the St. Petersburg province,” says in his book “Murino. Chronicle of three centuries “local historian N.Ya. Serebryakova. - It is necessary to note the peculiarity of the Finnish villages of this volost. If the Russian settlement consisted of one settlement, then Finnish was a set of separate farmsteads, distant from each other. Each of these villages could have its own name ... So Devyatkino, a Finnish settlement, was divided into Big and Small ... ".

N. Ya. Serebryakova studied in detail the history of the annexation of the village of Devyatkino to the Murinskaya volost. In a document dated May 1888 and addressed by the St. Petersburg provincial presence on peasant affairs to the district police chief, it was reported: “After the allocation of land for an artillery experimental field, on which the village of Devyatkina, Toksovskaya volost, Shlisselburgsky district, was located, the aforementioned village was moved to another area located in the area of St. Petersburg district. As a result, and according to the submission of the Shlisselburg uyezd for peasant affairs, the provincial presence by decree on February 16 determined: due to the territorial position, the village of Devyatkinu within the St. Petersburg district of the Murinsk volost should be annexed to the aforementioned volost. "

On May 9, 1888, a meeting of the Murinsky rural society took place with the participation of the peasants of the village of Novo-Devyatkina, at which they announced their joining the Murinsky rural society. At that time, in the village of Novo-Devyatkino there were 27 households, 60 male and 58 female auditors. The lists of residents of Novo-Devyatkino included exclusively Finnish surnames - Velikaine, Tansk, Kanine, Kostoma, Liski, Nui, Yalikone, Sus, Haikone, etc.

Children from Novo-Devyatkino went to study at the Murino school, until in 1910 their own school appeared in the village. The question of the need to open it was discussed on February 17, 1910 at a village meeting chaired by the headman Samuil Mikhailovich Kanninen. The fact is that the Murino school, located more than two versts from the village, out of the available fifty students attended no more than ten, while the rest simply stayed at home. As an explanation of this fact, local historian N.Ya. Serebryakova quotes lines from a document from a village gathering: “... The peasants of our village are in a very poor state and are unable to dress up good clothes to send their children to school. In addition, children are in danger on the way, since there is always a large passage along the Great Murinskaya road "...

In 1931, general collectivization came to Devyatkino: the collective farm "New Urtaya" (translated from Finnish - "New harvest") was organized here. The first attempt, relatively voluntary, to create a collective farm in Devyatkino, undertaken in 1930, ended in failure. N. Ya. Serebryakova quotes an archival document signed by the chairman of the district executive committee Kapustin: “At the beginning of February 1930, at a general meeting, 45 farms joined the collective farm, of which 34 people, thanks to the agitation of Susi and Kaugenen, submitted applications to leave the collective farm within two or three days. Mr. Susi persuaded the peasants that the horsemen could live without the collective farm, but let the poor live on the collective farm. I propose to conduct an undercover investigation and submit all the material to the Presidium of the District Executive Committee no later than March 15 this year. "

In March 1942, the Finnish population of Devyatkino was evicted on a national basis, along with all the other Finns-Ingrian and German colonists who were inside the blockade ring of Leningrad.

... The settlements Staroye and Novoye Devyatkino existed back in the late 1980s, then Novoye Devyatkino swallowed Staroye, and today only the village of Novo-Devyatkino exists.

This text is an introductory fragment.

The transport situation in Devyatkino is extremely tense. In the western part of the metro, there was only one exit to the city for a long time - a two-lane road next to the ring road. In 2017, a "puncture" was opened under the ring road, which slightly improved the situation. But the population of the microdistrict is growing every year, and traffic congestions continue on the roads.

By 2023, the first stage of the TPU will be built in the location, which will include an international bus station, a shopping center and public transport stops. The second phase of the project should be ready by 2035: a free-standing parking lot for almost 3,000 cars, tram tracks, an intercepting parking lot and a business center.

In the eastern part, the situation is no easier - the constantly congested Central Street, leading to Murino and Novoye Devyatkino, has not been able to cope with the load for a long time.

It is also planned to create a toll bypass highway, starting at the alignment of Piskarevsky Prospekt and overlooking the St. Petersburg - Matoksa road, which will be able to relieve traffic in the eastern part of the district, but local residents are actively opposed to it - the highway will pass too close to residential buildings.

There are already problems with parking spaces in the area. Although the objects are being built according to building codes, it can be seen from the projects that there are clearly not enough parking spaces. Most of the houses have open parking spaces. The Devyatkino area in the coming years will be more suitable for those who use by public transport rather than your own car.

Devyatkino is the only territory of the Leningrad Region with a metro. Given the current pace of construction, its capabilities will soon be exhausted. The development of roads in the region is handled by a single management company "Murino"; in the last few years, developers have been actively involved.

Infrastructure

Together with residential complexes developers in Devyatkino are also building social infrastructure - kindergartens, schools, clinics.

At the beginning of 2019, 18 kindergartens are functioning in Murino. 7 more preschool institutions waiting for official permission for commissioning. The number of private kindergartens is 15. By the end of 2020, several construction companies operating in the city should jointly build a school for 1,175 places near the Rainbow Colors residential complex.

There is only one school in Murino and in Novy Devyatkino. There are polyclinics in West Murino, only two outpatient clinics. A full-fledged medical facility is at the design stage. One polyclinic was opened in the village of Novoye Devyatkino.

According to forecasts, by 2030 the population of the microdistrict will more than quadruple and amount to about 200 thousand inhabitants.

Now in the Leningrad region there is a program “Social facilities in exchange for taxes”. Its essence lies in the fact that developers are forced to build social facilities for the city, but subsequently the municipality buys them out at a certain cost (as a percentage).

In February 2016, the authorities introduced new rules to this program, the so-called "Traffic Light", which boil down to dividing the region into three zones. TO green zone includes remote regions of the Leningrad region, in which there are no restrictions for developers, but there is help from the government in the creation of roads and infrastructure.

Yellow zone- these are the districts of Tosno, Kirovsk, Gatchina and Kingisepp, where the transfer of land for housing is possible, and developers can return taxes in the amount of 70% of the value of the objects they have built.

And finally red- 10-15 km from the ring road to the federal highway A-120, in which the transfer of land for housing is prohibited, because here it is planned to create a second automobile ring. This zone includes the Vsevolozhsky district, as well as the Lomonosov and Gatchinsky ones, in which the building density is high. Housing construction in this zone is limited, and permission for it is given only at the same time as social infrastructure facilities. In this case, developers can return taxes in the amount of up to 50% of the value of the objects they have built.

At the end of May 2019, Alexander Drozdenko announced that a number of schools and kindergartens in the Leningrad Region are planned to be bought out with 100% compensation. This decision is due to an acute shortage of social facilities and the need for them early appearance in locations.

Ecology

Presently ecological situation in Devyatkino it is quite favorable. There are no large polluting industries or large parks in the vicinity of the district. In the eastern part of Devyatkino there is only a small Murinsky park. A Western part now surrounded by dusty fields, which in the future will also be built up.

An important factor when choosing an apartment is the noise and gas pollution of the air from the ring road. Also, in the Novoye Devyatkino area, there are no treatment facilities, and all waste is discharged into the Okhta River, which ecologists sound the alarm about. Only in the summer of 2017 was the Project Agency company chosen, which by December 2018 will design the treatment facilities.

However, in 2019, the problem was never resolved: a number of violations in the design of sewer systems were identified. The Okhta Tunnel Sewer Collector will be fully completed only by 2030.

Price range

The average cost per square meter in a construction site in the Vsevolozhsk region for August 2019 starts at 78,000 rubles, and a studio apartment can be bought from 1.1 million rubles. It is the low cost that attracts most of the buyers. Low price is achieved due to the high competition of developers and the regional location of the microdistrict.
